The January 2015 Case-Shiller Index has just been released. You might be asking yourself, what is the Case-Shiller Index and why all the fuse? I’ll explain the importance of the Index and why we do make so much fuse about it.
The Case-Shiller Index is a compiled analysis of matched-price pairs that analyzes the rate of change for each pair. So if 1234 Main Street sold in 2005 and then again in 2014, that home would be used within the index. This is one of the best tools we have that proves our market stability.
Denver lead the pack in the January 2015 Case-Shiller year-over-year change category with a 8.4% gain. Miami, FL came in a close second with a 8.4% gain. Dallas, TX was a right behind Miami with an 8.1% gain, followed by San Francisco, CA with a 7.9% gain. With the rest of the 16 cites studied in the index trailing.
Below is a graph showing monthly changes in the Denver index vs the 20-city composite index.
