Real Estate Term of the Day: HUD-1 Statement

HUD-1 STATEMENT – same as Uniform Settlement Statement which is the form prescribed by the Real Estate Settlement Procedures Act (RESPA) for Federally related mortgages, which must be prepared by whoever handles a closing, must contain certain relevant closing information, and must be given to buyer and seller (Barron’s Dictionary of Real Estate Terms)

  • Section A. Settlement Statement
  • Section B. Type of Loan
  • Section C. Note: This form is furnished to give you a statement of actual settlement costs. Amounts paid to and by the settlement agent are shown. Items marked “(p.o.c.)” were paid outside the closing; they are shown here for informational purposes and are not included in the totals.
  • Section D. Name & Address of Borrower
  • Section E. Name & Address of Seller
  • Section F. Name & Address of Lender
  • Section G. Property Location
  • Section H. Settlement Agent & Place of Settlement
  • Section I. Settlement Date
  • Section J. Summary of Borrower’s Transaction (this section lists Contract sales price, earnest money deposits, loan amount, total settlement charges to the buyer, seller concession credits, pre-paid HOA fees, etc.)
  • Section K. Summary of Seller’s Transaction (this section lists Contract sales price, tax payments, water/sewer escrow, tax payments, owner’s title insurance policy, HOA fees if applicable, etc.)
  • Section L. Series 700. Total Real Estate Broker Fees
  • Section L. Series 800. Items Payable in Connection with Loan (this section lists all loan fees such as origination charges, appraisal & credit report feeds, etc).
  • Section  L. Series 900. Items Required by Lender to be Paid in Advance (this section lists any daily interest charges, mortgage insurance premiums and homeowner’s insurance payment, etc.)
  • Section L. Series 1000. Reserves Deposited with Lender (this section lists escrow account charges for taxes, insurance and mortgage insurance if applicable, etc.)
  • Section L. Series 1100. Title Charges (this section lists all title charges such as the closing services fee, owner’s & lender’s title insurance)
  • Section L. Series 1200. Government Recording & Transfer Charges (this section lists all deed transfer & recording fees, etc.)
  • Section L. Series 1300. Additional Settlement Charges (this section lists any required services that you can shop for such as inspections & home warranties, etc.)
