Real Estate Term of the Day: Broom Clean

BROOM CLEAN – a description of the condition of property that is to be turned over to the buyer (Barron’s Dictionary of Real Estate Terms)

Before giving possession (aka: handing over the keys) to the buyer, it is customary & courteous for the seller to do these items:

  • All items should be removed (e.g. trash, junk, debris, lawn items) unless included with the sale, specified in the contract or mutually agreed upon
  • If there are items you think the buyer might want (such as paint, extra tiles, etc) it is customary to ask the buyers if they would like these items (don’t always assume they do)
  • Vacuum all carpets (consider having them professionally cleaned if need be)
  • Sweep/mop all hardwood & tile floors
  • Empty and clean all appliances especially the refrigerator & stove
  • Wipe down all countertops (kitchen & bathrooms)
  • Clean all bathrooms including the toilet, sink, shower/tub & cabinets/drawers
  • Wipe down all drawers & cabinets in the kitchen
  • Remove all nails from the wall & patch the holes
  • Wipe down all closet shelving
  • Dust areas that collect dust (ceiling fans, fireplace mantels, niches, etc)
  • Sweep the garage and remove oil stains
  • Mow the lawn and remove all weeds
  • Don’t forget to remove all items from storage spaces (basement, crawl spaces and the attic)
  • Consider hiring a professional cleaning service to assist with the final cleaning before possession is turned over to the buyer

Just remember that you should leave it cleaner than when you got there!!!
